Landscape Framework Plan
Wichelstowe (previously known as the Southern Development Area) is a comprehensively planned, sustainable urban extension for Swindon.
Located to the north of the M4 between Junction 16 and Croft Road, Wichelstowe will include the following, set out across three neighbourhoods: East Wichel; Middle Wichel; and, West Wichel:
- Up to 4,500 new homes
- Employment space
- Public open space, including a country park
- Shopping and community facilities for residents
- 3 primary schools
Construction Traffic Route
All construction traffic travelling to and from the Wichelstowe development must use the approved routes for construction vehicles.

An extensive programme of public consultation has taken place throughout the planning process for Wichelstowe. Swindon Borough Council is committed to an ongoing consultation and engagement programme as the site develops.

Bryant Homes, George Wimpey and Bloor Homes have marketing suites on site. The first phase of Sovereign Housing's affordable homes has been completed and residents have moved in.
The majority of housing parcels in East Wichel now have planning consent and approximately 150 houses have been completed and are now occupied.
BAM Nuttall is currently working on infrastructure Contract 4, providing key infrastructure to the south of East Wichel.
